Trace & Access Costs Often the cause of a problem cannot be found until expensive investigate work has been done as this will not be covered by a standard property owners policy. This extension covers the costs in tracing the problem whether it is a water leak or a damaged drain.

Capital Additions Automatic cover for improvements or alterations made to the property, provided the insurers are notified at the earliest opportunity.

Underground Services The cost of repairing accidental damage to underground cables, pipes and drains.

Alternative Accommodation The cost of providing alternative accommodation for residential portions usually up a limit of 20% of the building sum insured.

Loss Of Rental Income This covers loss of rental income including any service charges following an insured claim under the property section. Periods are available from 6, 12, or 24 months and beyond.

Loss Of Investment Income The interest lost or charged as a result of a delay in the sale of a property following damage.

Reletting Expenses The cost of reletting the property following damage including legal fees.

Loss Of Attraction Loss of rental income cover resulting from the loss of potential tenants following damage to other premises nearby.

Public Liability This will cover your legal liability as a property owner from claims resulting from injury to any person or loss or damage to material property.

Legionellosis Commonly known as legionnaires disease, this can be transmitted through a property's water tank. This optional extension provides cover for your legal liability to pay damages should this occur.

Privity Of Contract (Landlord & Tenants Covenants Act 1995) This cover protects you in the event of a claim for damage caused to a property that is no longer in your ownership. If the new owner has not insured the property correctly, a tenant could seek recourse from you under the terms of the original lease.

Engineering insurance If your property contains lifts, boilers, vessels, machinery and other such apparatus, there could be a statutory obligation to arrange for this equipment to be inspected periodically to ensure that it is safe.
